What is a Secured Lending valuation?
Mortgage lenders and loan companies may need a valuation of your property in the RICS Red Book format for a variety of secured lending purposes including residential mortgages, second charge mortgages, bridging finance, part exchanges and equity release. A Red Book valuation by an RICS registered valuer will assess the property’s suitability as loan security.
Why would you need a property valuation for secured lending purposes?
You may be buying a house with a mortgage and the lender needs the current market value of the property that they are lending against.
A valuation might also be required if you are moving mortgage provider.
Or you may be applying for a second charge mortgage using your home as security in order to raise funds against the property for various purposes. How much you can borrow on a second charge mortgage depends on the existing equity in your home. Therefore the lender will need to establish the current market value of your home in order to calculate how much you can borrow.
